Unique Green Home First Completed Under Arlington's Special Use Permit


We are very proud to have just finished building one of the greenest houses in the county! 

This unique single-family home, located on the first pipestem lot to be developed in Arlington County under a new special use permit process, features a living green roof and an advanced storm water management system.

The new 3,100 square foot, 4 bedroom, 3 ½ bath home, located at 2617 N. Nottingham St., is the first house built under Arlington County’s Use Permit process, established after the county changed its zoning ordinances for pipestem lots. The permit process included extensive collaboration among Arlington Designer Homes, county staff, neighbors and community members, and resulted in a green design that is truly one of a kind.

Responding to county and neighborhood priorities, we committed to extensive storm water management techniques and practices. Our new home showcases what in-fill construction of the future will look like. In fact, the lot will produce less storm water runoff post-construction than it did prior to development.

These storm water management techniques include multiple rain gardens, native plants and grasses, permeable pavers and a living green roof. The Liveroof® system is a modular system where sedum plants that serve to absorb rain and protect the roof are grown in trays and then transported to the building site ready to go. The advantage to this system is that you can install a fully planted green roof in a day.

The house also features an advanced insulation package including both cellulose and spray foam insulation, Energy Star Jeld-wen windows, a high-efficiency furnace with a heat pump, 1.28 gallon per flush toilets, pre-finished flooring and siding, and PVC trim for a low maintenance exterior. It will be certified under the Energy Star 3.0, Arlington County Green Home Choice, and Home Innovation NGBS Green Certified programs (expected).

Our new green home located at 2617 North Nottingham Street in Arlington will be open to the public and prospective buyers this Sunday, April 7, from 1pm to 4pm. Come check it out!

Geo-Thermal Heating and Cooling

I am currently working on a home where we have  installed a Geo-thermal heating and cooling system. This is not the first Geo-thermal system we have installed and it won't be the last. Installing the systems can be 2-3 times more expensive than a typical HVAC system, but the payback can be huge.

Currently the federal government is offering a 30% tax credit (stay tuned for my next blog to learn more about tax credits) on any sustainable energy system that is installed. This means that with the tax breaks, you are paying a lot less in initial costs and the payback period is much shorter. The way that I have calculated it for the house that I am currently working on, is that if energy costs stay constant, the geo-thermal system will start paying itself off in 7 years. So the geo-systems that we install can then actually make money for you for up to 43 years!

Installing Geo-thermal systems on a tight lot like the one that we are currently working on can be tricky. It is a sequencing challenge. I had to excavate the house and coordinate the foundation work with the Geo-thermal drilling work. In this house, we installed 2 ground loops that go 300' into the ground. These loops happen to be installed beneath the garage floor, although they could have just as easily been installed under the basement slab or in the yard.

The idea behind Geo-thermal systems is that you are using the earth's constant temperature to heat or to cool your home, depending on the needs. The system operates like a heat pump exchanging hot or cold energy with the coolant that runs down and then back up two 300' loops. Once this energy has been exchanged, it enters the unit and is dispersed like a typical forced air unit is, throughout the house.

So, for example, when you are heating your house, your unit will exchange the energy from the cool air that is brought into the unit with the air that is heated to a baseline of 55 degrees from the earth. The earth's temperature is a constant 55 degrees. Once this air is in the unit it will be heated to the temperature on the thermostat by using natural gas or electricity to bring it up the extra few degrees. So in essence, this system helps create a constant 55 degree air intake that can be heated as necessary.

The entire unit takes up a little more space in your utility room, but has the distinct advantage of eliminating noisy outdoor AC units. Overall it is a very interesting and unique system that works great for our customers.

Protecting Trees and Reducing Waste

Welcome to Arlington Designer Homes’ newest GREEN project! I hope that we can use this project to help guide people who might be interested through the green home building process. We have the fortune to be building two unique, new single family homes, side-by-side, in Falls Church City. One of these homes has already been sold; one is FOR SALE.
When you decide to use green building methods to construct a new home, the process should be started as soon as possible. From lot selection to floor finishes, nearly every decision you make will impact the home you are building and could potentially affect green aspects and efficiencies that you want to incorporate into your home. We’ve found that to minimize stress and headaches later on, it’s best to start thinking about green building at the very start of the design and construction process.
Our current green homes are being built in Falls Church, VA. Falls Church City bills itself as "Tree City USA", and the city government has taken some extraordinary measures (which some say far exceed the city’s legal rights), to protect trees.
Also, this area of Virginia is protected by some of the most far-reaching land protection measures in the country. These measures were enacted to protect one of our greatest natural resources, the Chesapeake Bay. The Chesapeake Bay Preservation Act (CBPA) governs everything that we are able to do on any lot inside the designated area.  The CBPA  limits clearing and grading, proscribes runoff protection measures, and includes canopy calculations that guide planting trees after construction.
So, as soon as we selected our lots and began looking at home design with our clients and our architect, we had to make sure that we would be able to comply with the strict environmental protection measures mandated by the Chesapeake Bay Preservation Act and by Fall Church City.
After months of discussions with Falls Church, and lots of good  back-and-forth with our arborist, we were able to come up with some solutions to make sure we would comply with all relevant regulations and protect the environment – and trees! - during the construction process. One thing that we are doing to recycle materials and preserve site conditions is to mulch all of the organic material possible into the soil and leave it onsite to act as root protection for existing trees. This green practice not only improves the soil condition, but also reduces the amount of waste that needs to be trucked off site and then either re-purposed or disposed of.
Throughout the construction process we are incorporating a systematic approach to re-using and recycling our construction materials. We sort all materials on-site in different locations in order to re-use smaller pieces of lumber, rather than cutting an existing 8' 2x4 for a 2' block. This not only reduces the amount of waste we produce but it also reduces the overall costs of the project and increases the overall efficiency. Once we have pre-sorted the material, we contract with an offsite company that hauls off the material and recycles up to 90% of all of the waste we produce. Since we started this practice we have cut all waste hauled off site by half!
